The problem with offering an allowance instead of just replacing the flooring is that it gets very tricky with the lender because the lender has to okay anything like that and they usually won't.

You know since it is a hallway that would be considered a separate area and you could do completely different flooring. I would recommend going to a flooring store and see if you couldn’t find remnant vinyl tile or linoleum. You'll probably get away a heck of a lot cheaper than $1,000. You would probably even be able to even get that linoleum installed way under that price if you didn’t want to tackle it yourself.

At this point I can't even afford $50. Thanks for the suggestion, but I wouldn't buy a house with a linoleum hallway and stairs. Believe me it wouldn't look right here the way this house is set up. We're not even getting calls to look at it and we can't lower the price any more so we may not even sell. We withdrew our bid on another house because there doesn't seem to be any interest in ours at all.

Stairs are another issue. It is the hallway I was talking about. In one of my houses the hallway is all imported tile and the stairs are carpeted. It looks fine trust me.

I had a friend who was in real estate and he told me that landscaping is the best bang for the buck. I can really improve the value and appeal of your property and for every dollar you spend you get back 2-3. He said pools were the worst. In most cases you can't even recover the cost of the installation. Bad bang for the buck. Landscaping can come pretty cheap if you do the work yourself. Seeds aren't too much and you can go to the library to get some good ideas. Plant a lot of bright colored flowers and your property will get noticed. Try placing a divider between the grass and plant some flowers along the driveway, walkway, house, or property lines (sides). It can be a lot of work and will keep you busy but it needn't cost very much.
